Experienced Millwork Project Manager to take ownership of custom millwork projects from contract award through final installation and closeout.   • Ability to identify work outside original contract scope and treat it as a change order or extra
  • Capability to prepare, price, track, and obtain approval for change orders
  • Skill in reviewing project contracts and identifying requirements affecting scope, schedule, payment, or liability
  • Ability to document owner/GC changes, site conditions, delays, omissions, revisions, and additional work
  • Capability to issue RFIs and change-order requests when project conditions differ from original scope
  • Skill in tracking outstanding change orders through approval and billing
  • Ability to monitor payment requirements, holdbacks, deficiencies, and outstanding accounts
  • Capability to escalate payment or contractual concerns to management promptly
  • Skill in coordinating the shop drawing process from initial drawings through approval
  • Ability to review shop drawings for scope, dimensions, materials, hardware, finishes, constructability, and coordination with site conditions
  • Capability to coordinate comments and revisions between client, architect, designer, GC, and drafting team
  • Skill in tracking drawing submissions and approvals against project deadlines
  • Ability to ensure production does not proceed on items requiring outstanding approvals unless authorized
  • Capability to identify discrepancies between architectural drawings, specifications, site conditions, and millwork requirements
  • Skill in managing RFIs and ensuring responses are received and properly documented
